Angel/McIver Interests, L.P. was founded and continues to operate on two solid principles—strategy and vision.  For more than 15 years, the Texas based land company, founded on a simple handshake deal between partners David Angel and Michael McIver, has orchestrated some of the most impressive land development deals in Houston and the surrounding areas. 
 
Angel/McIver began purchasing tracts of land in locations such as Houston, Texas City, Conroe, Huntsville, Willis, and Spring, Texas, prior to the development boom.  The partners, who demonstrated a unique combination of value assessment and speed for closing transactions, were able to negotiate sales of the land to developers interested in creating a variety of shopping, residential and entertainment outlets in these areas and led the way to jump-starting many construction booms, leaving a legacy of enhanced value in communities impacted by the developments.
 
David Angel and Michael McIver are pioneers in the field of land acquisition and sales.  David Angel was involved in successful convenience store sales concentrated in areas south of Houston. Michael McIver built an impressive career acquiring land from Huntsville to Houston.  He was instrumental in shifting the retail center of Huntsville to the west of Interstate 45 and Highway 30. In addition, McIver’s vision yielded West Hills Mall the first and the only mall in the area.  These developments continue to allow the citizens of Huntsville to enjoy a robust retail economy. 
 
The two friends began working together intermittently on a variety of land acquisitions in the early 1990s and by the mid 1990s; they launched Angel/McIver Interests, L.P.  Since then, the partners have taken the land acquisition company to the next level, by positioning themselves through strategic land deals, as a powerhouse in the industry with the size and diversity of their projects.  Although increasingly successful, the company, based in Conroe, Texas, still operates with their original down home Texas Style.
 
In 1994, Angel/McIver purchased two tracts of land along I-45 North in Spring, TX.  In their first major deal, the partners sold approximately 150 acres along the freeway to Fred Haas. One year later, they shifted their focus to the South along the I-45 Gulf Freeway purchasing 95 acres in Webster, TX, from LHN Reit, Inc. The property, which is bisected by NASA Road 1, featured the development of the first 110,000-sq.-ft. Academy Sports & Outdoor superstore in Houston, as well as, Final Frontier Fry’s electronic store, residential properties, restaurants, and ITT Educational Services.  The company continued to purchase land in a variety of locations surrounding the Houston area, including the purchase of 136 acres in LaMarque, TX, which became two major retail developments featuring property anchor Wal-Mart, as well as dining outlets such as IHOP, Sonic and Wendy’s. Angel/McIver later purchased .6 acres across from the Gulf Greyhound Park dog track, which they are currently holding for investment.
 
Currently, Angel/McIver is focusing on joint venture development deals, thus providing a full-service operation that rivals large-scale operations nationally.  They sought to tap into future developments by purchasing land in desirable areas ready to expand.  Properties of note include a 606 acre strategic land acquisition and joint venture development in East Montgomery County beginning at the intersection of Highway 242 and Highway 59 and known as the Lawrence Industries tract, which they are developing into a multi-phase combination of residential and retail properties; as well as, 206 acres in Conroe, TX, strategically located along the southeast corner of I45 and Highway 3083 and continuing to Highway 75, 42 acres of which were immediately sold to Wanamaker for a 400,000-sq-ft. shopping center development that is slated to open in July 2007.
 
The company has recently taken on their largest project to date with the purchase of the former Six Flags Astroworld amusement park site.  The groundbreaking acquisition of the 104 acre site is one of the most coveted areas of land in Houston and signifies the highest profile project in Angel/McIver history to date.
